Bonsap LLC and its partners, NNN Lease Investors and NNN Lease Developers, work together as buyers and developers of properties subject to long term NNN leases to a single tenant with an investment grade credit rating.

Additional Value Options
In addition, there are optional structures that can deliver additional benefits to the tenant or its designee that we can use. The key characteristic is that the asset must qualify as real property and have a significant depreciable component to it.
Uses can be single tenant office, retail, industrial, student or senior housing, distribution, warehouse, etc.
Unconventional uses such as stadiums, arenas, refineries, casinos, are possible on a case-by-case basis. Tenants can be corporations, universities, hospitals and other healthcare providers, state & local governments, hotels, etc.
Typical transaction size ranges from $20 million to several hundred million dollars.
Minimum size is $10 million and there is no practical upper size limit. Minimum time remaining on the primary lease term must be 15 years.
Typical new leases are at least 20 years, and the effective cost of this financing structure declines as the lease term increases to just under 30 years.

Meet the NNN Lease Investors
NNN Lease Investors is an affiliate of Bonsap LLC, which was founded in 1996 by David M. Busse. Mr. Busse has drawn upon his extensive experience in commercial real estate and on Wall Street to identify and apply cutting edge strategies to make low cost funds available for public projects and private businesses.
He founded NNN Lease Investors after working for several decades in commercial real estate development, investment, brokerage, financing as well as consulting with heavy emphasis on financial feasibility studies. He also brings more than 10 years of investment banking including M&A, Venture Capital, IPO’s, consulting, strategic planning, business plans, etc., for startups and small to mid-size businesses.
As owner of both a real estate investment business and marketing/communications company, Nancy Conrad joined Bonsap’s NNN Lease Investors team with a background in tribal government affairs and development.
She’s been a part of more than $600 million worth of developments, including new hotel and entertainment venues while working with Tribes. She also helped lead communications on a successful election campaign to expand gaming in California.
Over the last decade, she has developed a personal portfolio of real estate investments, and continues to operate EZAccessPR LLC, a business specializing in online communications.
Mr. Bolnick brings to Bonsap an MBA in Finance and 30+ years in business and financial management, construction and commercial real estate. He spent 20 years with GTE/Lucent Technology in financial and business management functions, including helping to run a $100m+, 800-employee service business unit.
He also spent 9 years as the managing partner and CEO/CFO of a commercial low-voltage electrical business in Phoenix, Arizona. Since then Mr. Bolnick has focused on commercial real estate transactions and business consulting with small and start-up businesses.
Mitch will be acting as a Business Development consultant for the NNN Lease Investors team, adding a variety of research, planning, consulting, and negotiating skills.
Tyrone Dotson joins the NNN Lease Investors group with a background in sales, operations, science, and engineering.
Mr. Dotson combines his MBA and 14 years of industry experience across DoD, aerospace, beverages, medical devices, academic medical research and start-ups. He also brings a passion for expanding STEM (Science, Technology, Engineering and Math) companies which look to the future.
As a Business Development consultant to the team, Mr. Dotson concentrates on account management, sales, forecasting, competitive intelligence, proposal development, negotiations, basis of estimate, competitive research analysis, and customer relationship management.
As a consulting member of NNN Lease Investors, Lisa Miller brings to work her background in the financial industry and real estate business.
Ms. Miller has more than 20 years of experience working in the ATM, credit kiosk and gaming business inside Indian Country as an account executive.
As a real estate professional, she acts as advisor on the NNN Lease Investors team, adding a variety of research, planning, consulting, and negotiating skills.
Mike Rock has spent the past 25 years building master-planned communities, spearheading new divisions, and inspiring the people he works with.
At Bernards, a nationally-ranked builder based in Los Angeles, Mr. Rock has helped lead their operations, strategic planning and development, while working as its Vice President in Phoenix, Arizona.
He’s also served as president of employee-owned Kitchell Contractors of Arizona. As a key member of the NNN Lease Developers Team, Mr. Rock assists in our development efforts.

Michael J. Hassett
Michael J. Hassett started his development career as a teenager working in his father’s construction business, later advancing into a real estate brokerage house in sales, and eventually landing back inside commercial real estate development.
He spent more than ten years running all commercial development for major master planned community and commercial developer DMB & Associates before going out on his own. Through his MJH Consulting business, he has become an advisor to the industry, negotiating and closing more than $100 million worth of land and asset sales, and building over 1 million square feet of commercial property.
He also assists local real estate owners with asset management and lender negotiations.
He is also part of the NNN Lease Developers.
